Rent Collection

Collecting Rent money

Lease income is the lifeblood of the business of the property manager. In the event the mechanisms are not put in place to produce in the right amount at the most desirable time period every single calendar month, the business venture will probably gradually wither and shut off. Once effectively implemented, this is what enables leading real-estate investors to attain a higher than median return on expenditure.

Receiving Rent money

Exactly how is rent handled?

It is a benefit if the actual management organization offers direct debit designed for renters. Accepting a lower number of checks enhances cash flow and therefore saves effort and money. This will allow you to realize as soon as possible in case funds are not now there and reduces lame excuses about checks damaged or lost in the mail.

Just how do they deal with bounced checks?

This is generally a warning symptom of difficulty down the track, just after the 1st bounced check tenants ought to be restricted from crafting personal checks for at least six months of good transaction history has been recognized. Moreover, there will need to be a paragraph within the rental contract that states that tenants are in agreement to pay back the maximum the law will allow with regard to all returned checks.

Precisely how do they put up with over due payouts?

Locate a property management business with a procedure that is firm yet realistic. Renters may begin paying more and more late if the rental management firm permits them, for that reason it is crucial they implement all aspects of the lease agreement. After they discover a renter with a tendency of late payments, they must keep a close observation making sure they will either step up or deal with the consequences. Bear in mind that a demanding collections method is only made even by the apartment manager quickly reacting to the desires of the renters with good quality service.

Precisely what is their current amount of delinquency?

Learn if they run a tight ship or let things to get unreasonably out of control.

When is rent due? Is there any leeway, if so how long?

Due on the first working day of the month (in hand not postmarked), late on the next day of the month is typical. A grace period that stretches to either the 3rd or the fifth is equally standard. Trying to keep it shorter helps prevent it from becoming substantially late in the occurrence of a holiday or long weekend break.

Precisely how much is the overdue charge?

While late fees can produce profit, their primary job is actually to get tenants back in line to timely monthly payments as quickly as possible. This property management charge is typically between five and 10 % of rent payments, sometimes a small daily charge is added to this as an motivation to catch up asap. In principle, the late charges are intended to mirror the charges the owner might encounter in the case of a past due mortgage payment.

Just how do they handle evictions?

Their course of action should be well documented, and even though the most effective course of action will vary based on the situations, they must be able to make clear to you the basic guidelines they go through each and every time. You need to work with a company that operates rapidly, records their activities, and is aware of your areas different laws for this procedure.

In the last year, approximately how many evictions did they encounter, out of how many properties being managed?

The greater the number, the less confidence you need to have in their testing process.

Just how quickly do they usually get repossession of the premises when an eviction takes place?

Time is money, and a intelligent tenant with bad intentions can drag this process out for a really extended time. Obtain a manager who performs exceptionally well at containing and getting rid of the issue as quickly as possible.

Do they offer eviction insurance policy?

This is simply a modest regular monthly fee that insures that the property management company will pay for all lawyer and trial costs associated with evicting a renter they placed. It is not a widely offered service, but it is a useful service that speaks to the property management companies confidence in their screening process.

Cashflow might be robust now, but rent will inevitably lower over time if the property is not well preserved.

Good luck with collecting your rents in full and on time.

How to Build a Collection of Unique Earrings

Earrings can be an inexpensive and effective way to add interest to your face and style to your wardrobe. If you have short hair, unique earring designs are essential since your ears are more exposed and need a bit of ornamentation. Unfortunately, the earrings you see at department stores are often mass produced and lack style and originality. Sometimes it pays to go off the beaten path to develop a truly interesting earring collection. Here are some suggestions for building an earring collection that’s strong on originality without spending a fortune:

Find unique earring design: Visit antique malls

If you haven’t visited antique malls for jewelry in the past, you’ll be overwhelmed by the selection. It would be easy to spend hours at some of the larger malls absorbing all of the interesting vintage earring designs from days gone by. You can find vintage earrings covering all price points from inexpensive selections to pricier ones made of precious metals. One thing you won’t find are mass produced, cookie cutter earrings commonly seen in local department stores.

Find unique earring designs: Visit a craft gallery

There’s something special about a pair of artisan designed earrings. To know they were handcrafted with care by an artist rather than created on an assembly line in a factory gives them character. Many artisan designs are produced in limited quantity which makes them special. Don’t be put off by the price points. If you truly love them and plan on wearing them frequently, they’re worth the investment. Plus, you’ll enjoy the compliments you receive as they dangle elegantly from your ears.

Find unique earring designs: Make your own

You may be surprised at how easy it is to make your own earrings. It can be as simple as adding an interesting bead or two to a special wire called a head pin. Make a loop and add an earring hook to create a truly one-of-kind jewelry creation. Warning! Making your own earrings can be addictive. Spend a day at your local bead store discovering the possibilities. Most bead stores offer classes where you learn the basics of making your own earrings.

Find unique earring designs: Look online

Visit craft galleries online to find unique earrings designs crafted by budding jewelry designers across the country. One of the best is http://www.beadiest.com. You can even sell your own creations here if you decide to turn the art of making your own earrings into a business.

As you can see, there’s no need to settle for common earring designs when you can have the artsy and unusual. Unique earring designs are a cost expedient way to give your wardrobe more style and flair.

A Leaf Craft For All To Do!

One of my previous articles discussed a fun arts and crafts activity using leaves. But the fun does not have to end with one craft. Here is another fun leaf craft for you and your little one to take part in!

With this fun leaf craft, you can create decorations, homemade cards, collages, posters, scenes, and more. In addition, this can also come in handy for passing the time and curing boredom!

Note: With going out to collect the leaves, and with the use of scissors and glue, parents or guardians should be sure help their children with this leaf craft activity. Besides, it’s more fun to do an arts and crafts project such as this one together!

Here are the materials and directions for this fun leaf craft!

Materials:

1. Leaves (they can be any color, shape, etc).

2. Construction paper or printing paper (they can be any color, but if you or your child plans to color or write on it as well, then you may want to get something that a crayon or colored pencil will be visible on).

3. Crayons, colored pencils, markers, or a regular pencil.

4. Glue. Glue Sticks or Paste may work as well.

5. Scissors . Preferably safety Scissors for children. Cutting in this activity is optional.

Directions:

1. Collect some leaves from outside (be sure to stay in a safe and familiar area. The backyard is the best place if possible). You may collect as many leaves as you would like. For safety reasons, it’s always best that a parent or guardian accompany a child to collect leaves.

2. Take the leaves back inside to the area you plan to work in. Lay out the construction paper needed for this craft.

3. Glue or paste your leaves onto the construction paper. They can be glued in any shape, design, or pattern that you want. If you or your child want to, you two can draw or write around the leaves (or on the paper before gluing them) as well.

4. If the glue is not dry by the time you are done with the craft, then put the paper in a safe place so the glue can dry.

Repeat any of the steps as needed.

Note: since you were outside collecting leaves and using glue, it’s always best to wash your hands when you come back inside and when you are done with the craft.

There you go, a fun leaf activity that can let you go outside for a little while, use your creativity, and have fun! This craft can be done in a various designs. One way could by gluing the leaves on in the shapes of letters, spelling out a name or other words! They can also be in a collage or group of leaves, all categorized by size, shape, and color. They can even glue some at the bottom of the paper to act as the ground, while drawing a scene above it. The possibilities for this fun leaf craft are almost endless! When you are done, they can be given as gifts, used as decorations, or even hung on the refrigerator! Use your imagination and have a great time!

A Fun Leaf Craft For All Ages!

When I was a child, one craft I remember doing is a leave-tracing activity. Have any of you ever done this? It’s a nice little nature craft. What you do is take leaves, place them under paper, and scribble over them to trace them. I’m sure this activity is still being done in schools, day care centers, at home, and such. Actually, my nieces and nephews enjoy participating in this craft around the Fall time. But you can do this at anytime, as long as you can find leaves.

This is a nice nature activity for passing time and having fun. The leaf craft is also great for designing homemade cards, posters, artwork, collages, and expressing yourself.

If you have never tried this fun craft before, then don’t worry, it’s really easy to do. In fact, just about anyone can do it. I’m going to list the materials and directions on how to do this leaf craft.

Before I begin: Children, be sure to get help from your parent or guardian with this project. You don’t want to go out alone, the use of scissors may be involved, and it’s always better to have the safety of a parent or guardian. Plus, it’s more fun when you spend time together!

Materials Needed:

1. Leaves (any color, shape, etc).

2. Construction paper (again, this can be any color. But you may want something that a crayon or colored pencil will be visible on).

3. Crayons or colored pencils.

4. Scissors: Safety Scissors for children (optional, depending on the type of craft you’re doing and if you need to cut anything out).

5. Glue – Glue Sticks or Paste may work as well (optional, depending on the type of craft you’re doing and glue or paste anything).

Directions:

1. Go outside and collect a few leaves. Make sure this is from a safe place. Try to avoid the street or anyplace you can get hurt, and don’t wander off into an unknown area. Parents or guardians should always accompany a child to collect leaves for safety reasons.

2. Place as many leaves as you would like under the construction paper, in any pattern you would like.

3. Use the crayon or colored pencils to gently scribble on the paper, over the leaves. This will trace the shape of the leaves onto your paper. Remember to be gentle, as the leaves could break. Feel free to switch crayon or colored pencil colors to make it more colorful.

Repeat any of the steps as needed, depending on how many leaves you are using and what kind of design you are creating.

Remember, since you were outside collecting leaves, always wash your hands when you’re done!

With being able to use different colors and leave placements, this can be a very fun and creative activity! Remember, this leaf craft is your project, and you can do it however you want! You can use just one leaf or make an entire collage of leaves. You can cut the leaves out or just leave them as is. Make one collage or make many for yourself or your family and friends.

Be creative, use your imagination, and make this leaf craft project your own! Have fun!

Seashell Crafts Ideas

I had the chance to visit Panama City Beach in Florida many years ago. That was my first visit to a beach and I was absolutely fascinated by it. Every day I spent hours on the shore taking walks and collecting shells. One day I spent 8 hours straight in collecting shells.

When I came back I had a bag full of different types of shells and I did not quiet know what to do with them. As always, my granny came to help and suggested that I use them to design miscellaneous crafts.

This article has ideas about making different crafts to utilize the shells that one may have collected at the shore.

Seashell craft idea # 1: Making hair accessories

One can make a plethora of hair accessories with different sized shells. If you believe that, ‘less is more’ then you can simply stick a tiny shell to a bobby pin that matches your hair color. Alternatively, you can stick one or many shells on a head band.

Seashell craft idea # 2: Making refrigerator embellishments

You can stick a single shell or shells in patterns over a magnet to make a pretty refrigerator embellishment. The magnets come in different sizes and shapes. So, you can have a variety of beach themed adornments on your refrigerator.

Seashell craft idea # 3: Making Souvenir jars

I have seen souvenir jars in the homes of people who travel a lot. The basic idea is that you display different glass jars carrying souvenirs of each notable place that you have visited. For example, I went to Panama City Beach. I brought with myself some sand from shore, some cheap key chains with engraved pictures of the city and a lot of shells. (This was all I could afford at that time). So, my glass souvenir jar artfully displays the engraved pictures of the city; the base of the jar is covered with the sand and the glass lid has tiny shells stuck to it from inside.

Seashell craft idea # 4: Making Storage boxes

You can dedicate a separate storage box to the collected shells. This is very simple to do. Take an empty shoe box and cover it with gift wrap or any other paper of your choice. Then paste shells on it in any desired pattern. My shell storage box is covered with black glazed paper and I have made an abstract design with the shells. The design in off white and light brown shells really stands out on the black glazed paper.

Seashell craft idea # 5: Adorning picture frames

The shells can be used to adorn the picture frames. To get the idea in detail you might want to read another article of mine titled, Home Décor Crafts: 5 Unique Ideas to Frame the Black And White or Sepia Pictures.

Seashell craft idea # 6: Embellishing the bathroom mirror

People absolutely love the beach themed bathrooms. An easy and cheap way to bring the feel of beach to the bathroom is to embellish the bathroom mirror with the sea shells.

How to Use Bushels in Farmville to Create Crafted Goods

Crafting Cottages were released by Zynga on FarmVille on July 21, 2010 after a period of beta testing in March. Have you received your crafting cottage yet?  They are only available to users over the level of 25 and the feature is being rolled out slowly, but everyone over level 25 should have access to them by the end of July 2010.

When you become eligible for your crafting cottage, you will get to pick from a Bakery, a Winery, or a Spa.  It does not really matter which crafting cottage you pick, as there are no advantages of one over the other.  Which ever cottage you pick, you will need to collect bushels to complete the recipes available to you.  Completing recipes will allow you to make good which can be sold to your neighbors.  Goods can also be turned in for fuel.  There are a few different ways to collect bushels to create goods.

Your Friend’s Farmer’s Markets

You can buy bushels from your friends!  It does not cost any money to buy bushels from your friends, but you are limited to 3 bushels per friend per 24 hour period.  If you have a lot of friends that are all growing crops toward the same recipe, you will not have any trouble gathering all your bushels from your friends!  But what if you have used up your limit of 3 bushels per friend and you still do not have enough for the recipe?  Read on!

Your Friends Feed

When your friends post about bushels they have collected or they are sharing bushels from their inventory, these posts will show up on your news feed.  Monitor your news feed daily and try to grab samples of the bushels that you need.  These samples do not go towards the limit of bushels per friend per day, but you can only grab one sample per feed post.  Stock up!

Plant and Harvest

I bet you are thinking that none of your friends have the bushels you need.  It is still possible to get those bushels, but it might take a little work.  When you plant and harvest your own crops, you will find bushels as you harvest.  The chance of finding bushels when you harvest your crops increases based on how many of that crop you have harvested so far and if you have mastered the crop.  If you have the crop mastered, you will find a lot of bushels, so you probably don’t need to plant as many of the crop.

However you manage to get your bushels, you can use your bushels in FarmVille to create crafted goods.  The more goods you craft, the higher level your crafting cottage will be!

Christmas Crafts for Kids

With the holiday season soon upon us, it’s time to think about some fun crafts you can do with your children in preparation of Christmas. My kids love doing holiday crafts, and I’m sure yours will too! It has always been challenging to find age-appropriate crafts that all of the children will enjoy making. My children each have a few years between them, so we have amassed quite a collection of crafts and craft ideas. Here are a few suggestions you can use. Consider it an early Christmas gift from me to you!

Bead garlands are one of my all-time favorite crafts. They are fun to make, extremely colorful, and great for children of all ages. You will need some string or plastic cord, a whole lot of beads, some scissors, and some glue. Cut the string or cord to the desired length, and thread it through the first bead. Tie a knot around that bead, and add some glue to keep it secure. Now add the rest of your beads. When you reach the end, tie the string off on the last bead and add some more glue. Now that was fun, wasn’t it?

Pine cone ornaments have also become classics in our Christmas craft repertoire. They are appropriate for children of any age, and keep very well in storage. You will need to spend some time collecting the pine cones. We collect them when we are out walking the dog. We simply paint them with silver or gold paint, and cover them with glitter. Let them dry somewhere safe, and tie them to your tree with a piece of ribbon. Are you getting in the holiday spirit, yet?

Bell ornaments are also a lot of fun to make, and they will last for years to come. We feel that small terra cotta pots are the best to use. Have the children paint the pot green, and allow it to dry. Once the pot is completely dry, attach fake jewels or beads to it with glitter glue. Then thread a small bell with some ribbon, and pull the ribbon up through the hole in the pot. Tie a knot in the ribbon so the bell stays secure, and add any other final touches you might like. I am sure your kids will love these crafts as much as mine do! Have a wonderful holiday, all!

RS Dragonhide Crafting Guide An Advanced Element of this Element of a Runescape Trade Skill

Crafting can be used to dye capes and make pottery in Runescape, but if a character only uses this trade skill for these purposes, he is not taking full advantage of this unique option in Jagex’s popular free mmorpg. Jagex’s video game programmersx have implemented crafting as a catch all and one of the more interesting options available only to paid members of Runescape is dragonhide crafting.

Dragonhide crafting is best suited for high level crafters. The items that can be made with dragonhides can give a character an edge in player versus player and player versus environment combat.

Getting Materials for Dragonhide Crafting

Avid readers of fantasy literature, or players of the Dungeons and Dragons role playing game know that if there is one thing dragons try to hold onto more than the treasure that they horde, it is the skin dragons use to protect their internal organs.

These large, flying reptiles that never existed in the real world prefer to use their hides to keep their insides in, rather than have their skin be used as part of adventurer equipment. The reluctance of dragons to part with their hides makes it a good idea for a Runescape character to learn the slayer skill to get materials for this element of the crafting trade skill.

There are four colors of dragon hides that can be used to create dragonhide armor. The chart below lists the colors of dragons a Runescape character can kill and their levels. It is always safer to buy these hides off another Runescape player who does not have the crafting tradeskill. The price a player sells a dragonhide for often reflects the danger he experienced when collecting this extremely valuable leather.

Dragons, Their Levels, and the Hides they Drop
Green Dreagons – Green Hides, Level 79
Blue Dragons – Blue Hides, Level 111
Red Dragons – Red Hides, Level 156
Black Dragons – Black Hides, Level 227

After a character has relieved the dragon of its hider, or bought it from another player. He must take it to tanner to have the item tanned. After the tanning process is completed, a Runescape character that has a dragonhide and the necessary thread and the required skill level, a player can make pieces of powerful pieces of armor using the crafting trade skill.

List of Dragonhide Armor Items

Sal’s Realm of Runescape, Global Runescape, and the Runescape Tips sites contain charts of the matrials required for dragonhide armor, the skill level needed, and the crafting experience earned. The information from all these sources has been condensed and recompiled here, although the original charts are easier to follow.

Green Vambraces – 1 hide, 52 skill level, 67 experience
Green Chaps — 2 hides, 60 skill level, 124 experience
Green Body – 3 hides, 63 skill level, 186 experience
Blue Vambraces – 1 Hide, 66 crafting level 70 experience.
Blue Chaps – 2 Hides, 68 Crafting Level, 140 experience
Blue Body – 3 Hides, 71 Crafting Level, 210 experience
Red Vambraces – 1 hide, 73 skill level, 78 experience
Red Chaps – 2 hides, 75 skill level, 156 experience
Red Body – 3 Hides, 77 skill level, 234 experience
Black Vambraces – 1 Hide, 79 Crafting level, 86 experience
Black Chaps – 2 Hides, 82 skill level, 172 experience
Black Body – 3 Hides, 84 skill level, 258 experience.

This information may not want to make a Runescape character go right out and slay the dragon just to make these items, but the dragonhide armor is some of the best player made armor available in Runescape and an extension of the leather working aspect of the crafting skill.
